Streszczenie
Celem rozdziału jest porównanie skuteczności prognozowania cen nieruchomości
mieszkaniowych w Polsce za pomocą modelu regresji dynamicznej typu AR(2)-X
(OLS/MNK) oraz sztucznych sieci neuronowych (ANN). Analiza oparta jest na danych GUS z lat 2014-2024 dotyczących rynku wtórnego w 16 miastach wojewódzkich.
Przedstawiono konstrukcję modeli, ich walidację oraz ocenę jakości prognoz. Model
regresji dynamicznej AR(2)-X charakteryzował się wysoką dokładnością, osiągając
MAPE 2,05% i MAE 206,71 zł/m². Model sieci neuronowej MLP, choć przewyższał
modele naiwne, uzyskał wyższe błędy predykcyjne: MAPE 2,24% i MAE 220,76 zł/
m².
The aim of this chapter is to compare the effectiveness of forecasting residential property prices in Poland using a dynamic regression model of the AR(2)-X type (estimated by OLS) and artificial neural networks (ANN). The analysis is based on Statistics Poland (GUS) data for 2014-2024 covering the secondary market in 16 regional capital cities. The paper presents the construction of the models, their validation, and an assessment of forecast accuracy. The AR(2)-X dynamic regression model exhibited high accuracy, achieving a MAPE of 2.05% and an MAE of PLN 206.71 per m². The MLP neural network model, although outperforming naïve benchmarks, produced higher prediction errors: a MAPE of 2.24% and an MAE of PLN 220.76 per m².
